The Development
Hawthorn Park is a neighborhood of 47 new homes, built to the exacting standards of 1920s Craftsman architecture, sensitively and seamlessly integrated into Atlanta's historic Kirkwood neighborhood. Hawthorn Park's homes with prices starting at $329,900 offer you the opportunity:
  • to be part of an historic in-town neighborhood, but in a new home with all the conveniences of the 21st Century

  • to live within easy walking distance of shops, restaurants and MARTA

  • to drive to any of Atlanta's major interstate highways in no more than 10 minutes

  • to choose from a variety of options that will make any of Hawthorn Park's 10 home designs uniquely your own

  • to be among the first homeowners in a great new neighborhood

  • to be a neighbor among neighbors

Hawthorn Park and Kirkwood
Hawthorn Park was designed specifically to blend in with the historic architecture of the surrounding neighborhood of Kirkwood, but more specifically to promote a sense of neighborhood and community unknown since our grandparents' generation. Hawthorn Park's homes all with deep front porches and fronted by sidewalks are designed to promote neighborly interaction. In addition to sidewalks, a one-third mile walking trail knits the neighborhood together.

Kirkwood began its life in the 1870s as a streetcar suburb of Atlanta that an early tour book described as an "area of beautiful suburban villas." Since the late 1990s, as the trend of outward migration from Atlanta's center has reversed, suburbanites, fed up with increasingly long commutes, have returned to this beautiful, historic neighborhood.

Kirkwood offers many opportunities for residents to interact, including the Kirkwood Neighbors' Organization, the Kirkwood Supper Club (which meets every other week), neighborhood coffees (held on an informal basis) and neighborhood softball games. Find out more about Kirkwood at:

The Developers
The principals of Kirkwood Development Corp., LLC, for 15 years have helped revitalize Atlanta's in-town neighborhoods, including Kirkwood, East Lake, East Atlanta, Edgewood and Grant Park. They are responsible for the renovation of countless historic homes, as well as the construction of many new, period-style homes throughout these neighborhoods. Their philosophy is to find a balance between what is architecturally correct and what is economically feasible. Their homes combine the charm of an earlier age with the convenience of today.

The Designs
Architect David Surface's simple, clean designs for Hawthorn Park began with a yearlong study of the bungalows that characterize Atlanta's most desirable in-town neighborhoods, as well as an immersion in the hallmarks of Craftsman architecture.

That work produced 10 distinctive Craftsman designs, from which Hawthorn Park residents-to-be may choose. All the designs share the elements that make Craftsman-style homes great places to live: deep front porches, gable roofs with deep overhangs, 1920s period color schemes, lap siding topped by cedar shingles, large brick piers to anchor the front porches, and high ceilings 10 feet on the first floor and nine feet upstairs.

While Hawthorn Park's basic home designs are true to the Craftsman ideal, they are also updated, with larger, more open interior spaces, state-of-the-art fixtures and smart wiring systems. And Hawthorn Park is not a "production" development of new homes. If you buy in Hawthorn Park, our builders will offer you a variety of options to make the design you choose fit your family's needs.

Site Plan
Like the homes themselves, Hawthorn Park's site was designed to promote a feeling of neighborhood. Preston & Assoc., Inc., an award-winning architecture and planning firm with a 30-year family history of conservation design, designed the Hawthorn Park site with utmost sensitivity to the concerns of people and the surrounding environment. The firm's goal is to create communities where nature is a part of everyday life, where the residents enjoy community and privacy as they choose, and where places are made for people, rather than their cars. Preston's projects have appeared in the Atlanta Journal-Constitution, USA Today, the Atlanta Business Chronicle, Cohousing Magazine, GoodCents Magazine and Professional Builder. Awards received by the firm include World Habitat Award, AIA/HUD Secretary National 2001, The Atlanta Regional Commission's Development of Excellence Award 2001, and twice the American Institute of Architects' Georgia chapter has recognized the firm, with an Excellence award in 1998, and a Merit Award in 1999.
